Are you ready to buy the house of your dreams? Being prepared for homeownership and making the right purchase decision is essential for you and your family’s future.

Pre-purchase counseling is a two-step process that includes our online Homebuyer Education Course and a follow up virtual counseling session.

As part of your counseling session, your counselor will explain the full costs of homeownership and help you create a budget that balances your new obligations. Your counselor will also highlight available down payment and closing cost assistance resources that may be useful in meeting your financial needs.

The homebuyer counseling session requires a credit inquiry which is a “soft” pull of your credit and will not affect your credit score or show on any third-party credit report requests.

During your session, your counselor will:

  • Gather income, expense, and debt information to create a budget
  • With your authorization, pull your credit report and review your credit history and scores
  • Develop a client action plan to help you become mortgage ready

At the end of the program, you'll receive a Certificate of Completion of the Program, which may qualify you for some Homeownership Down Payment Assistance Programs.

Along with the many advantages of homeownership, there are responsibilities required in order to maintain your home.  Your counselor will help you understand these responsibilities to ensure long-term homeownership success.

Your counselor will review your budget/spending plan and assist you in revising it to meet your new expenses.  Additionally, you will learn strategies for energy efficiency to reduce environmental impact and home maintenance costs.

  • How do homeowners get into trouble
  • Avoiding financial traps

At the end of the counseling session, you receive a Certificate of Completion.

Rental housing is essential to many families and a critical segment of the housing market. Young people starting out on their own, empty nesters, or senior citizens who want to downsize may seek rental housing.

A rental counselor will help you develop a personalized spending plan and provide you with advice for saving money, increasing income, and reducing debt.

The counselor will also work with you to review:

  • Budgeting tools and techniques to help you improve your credit history and score
  • Discover how budgeting and debt payoff prioritizing can help your financial position

After discussing your current financial picture and goals, our counselor will be able to help you develop a sustainable financial plan of action. To gain a more complete insight to your situation, a “soft” pull of your credit report will be required.  This will not affect your credit score or show on any third-party credit report requests. With the information, the counselor will be better able assist you in strategizing and developing an Action Plan to move you toward your financial goals. Included in the session will be access to educational materials and social service resources.

If you are having trouble with your mortgage, our experienced counselors will work with you to identify the causes and possible solutions to your financial issues.  Our counselors will help you communicate and negotiate with your lender or servicer as well as provide you with information about eligibility for any state or federal foreclosure avoidance measures.  Deciding the best course of action can be challenging to do on your own, so we will help you make sense of it all. The New Jersey Judiciary’s Foreclosure Mediation Program is available to assist all qualifying homeowners avoid losing their home to foreclosure. Many homeowners enter the foreclosure process with their mortgage lender without an understanding of the type of relief that may be available to them.

Your counselor will act as your advocate, providing valuable assistance in helping you explore all options as you work through the foreclosure mediation process. Your counselor will create an action plan and help you complete the necessary paperwork required for eligibility.

To Qualify for the Foreclosure Mediation Program:

  • You must be the borrower and your mortgage loan must be in foreclosure
  • Mediation must be requested within 60 days after service of the foreclosure summons
  • You must be an owner-occupant of a one- to three-family residential property
  • The property must be your primary residence
  • The homeowner will not qualify if they are in bankruptcy

  • Work with your servicer to facilitate a mortgage loan modification or other loan workout process to resolve the foreclosure

A reverse mortgage is a loan. You are borrowing against your home’s equity. However, unlike traditional mortgages, with a reverse mortgage, you do not have to pay back the money borrowed as long as you are living in the home.

For many senior households, housing is usually the most costly expense, as well as the most valuable asset. A reverse mortgage takes advantage of both of these facts. The loan enables you to eliminate ongoing mortgage payments, and for borrowers with sufficient home equity, access cash to use as needed or desired. However, the decision to secure the loan can be complicated and confusing.

Personal Requirements:

  • Borrower must be 62 years of age or older
  • Occupy the property as your principal residence
  • You must own your home outright or have at least 50% equity in your home
  • You must meet with a HUD-Certified reverse mortgage counselor

During your mandatory reverse mortgage counseling session, your counselor will work with you to help explain how reverse mortgages work, the financial and tax implications of taking out a reverse mortgage, payment options, and costs associated with a reverse mortgage:

  • Evaluate and discuss with you the pros and cons of a reverse mortgage so you can determine if it’s the right decision for your situation
  • Screen for public and private benefits that can help you pay for needs like home energy, meals, and medications
  • Connect you to other services that can help you balance your budget and stay independent longer
